We would like to welcome you to our small Victorian Guest House. We offer you a professional but relaxing service and do our utmost to make you feel welcome and meet all your needs on your well-earned holiday.

Being a small guest house we hope to offer you that ‘Home from Home’ atmosphere and hope to make you feel relaxed and at home whether enjoying the pleasant surroundings in our stunning gardens, a quiet read in the lounge or having a drink at the bar.

We welcome families and have toys in the rooms to keep the children happy. Plus out-door toys a special ‘Kids Corner’ where the children can read, draw pictures or just play with the toys. Cots are available, high chairs, baby listening, baby baths, reading books, ballet lessons and much more all at no extra cost to you. Having 5 children our – selves we know how important it is to keep the children entertained. Happy children mean happy parents! our own children are happy to play with your children.

For the energetic person we offer FREE dance lessons including ballet, street dance etc, from Ann who is a professional dancer/choreographer/teacher. Ann used to run a dance school in London called The Anerley School of Dancing, however Ann now runs ‘Dance Vibez’ in Sandown on the Isle of Wight.

Careful attention is taken in the preparation of the menus. We do our best to satisfy our guest’s appetites from a varied breakfast to a gourmet 4-course evening meal.
We offer traditional English food plus for those who like a bit of adventure with their taste buds a choice of Japanese flavoured foods prepared by Futoshi our Japanese chef! Futoshi has worked in large hotels in Japan and London restaurants. So why not come and taste the Japanese experience of food!

The Rooftree is a 5-minute walk from the beach, shops and leisure centre. Very near to the train station and a bus stop just outside the hotel.
We open all year round offering lower rates in the low seasons.

Our bedrooms offer a 4-star standard.
All the rooms are en-suite with colour TV, tea & coffee facilities, hair dryers and all the children’s facilities mentioned above.
